We will provide a deep clean and servicing to each unit prior to the unit viewing. Presenting a well cleaned unit results in greater uptake by tenants.
Prospective tenants are required to provide comprehensive information requested on our application forms, along with relevant ID. We have a strict tenant selection process. We phone all referees supplied on the forms including past landlords and employers.
Tenants are then selected only if the information supplied reaches the standards we require and pass our due diligence requirements.
We will advise or run the entire leasing process, from attracting a tenant to offering the best terms, to ensure your property remains occupied and you receive your returns. We have experience with sometimes tiresome procurement and due diligence processes of large organizations.
An “Initial Inspection” is carried out prior to the tenant taking possession of the property. This involves a complete report on the condition of the property, which tenants receive a copy of and must sign. This inspection is then used a guide for the “Final Inspection” at the end of the tenancy, taking into account wear and tear. “Final Inspection Guide” and “Initial Inspection” documents are supplied for your information.
We also take photos and inventory of furniture which forms part of the initial inspection and can resolve any problems when the tenant leaves the property.
Scipio Services provides maintenance and full facility services for your property. General building maintenance, electric, generator upkeep, reception, security, purchasing and billing.
We utilize vetted service providers to provide preventative maintenance and cleaning to minimize your expenses and hassle.
Routine Inspections are carried out every three months and a report of the inspection is forwarded to you with your end of month statement. Any maintenance or other matters of an urgent nature is reported to you immediately to enable us to take the necessary action.

Upon closing we can collect and deliver rent payments, or make deposits into your designated accounts. We will notify the tenants of their renewal periods and be sure our tenants are paying on time.
We can bridge the lack of trust that sometimes inhibits leases between property owners and tenants because of a security deposit. Acting as an independent party, we can arrange escrow and require a security deposit from tenants.
At the end of each month, a Statement is issued detailing:
- Rents collected, all outgoings (rates and maintenance, etc), management fees, and profits forwarded to your bank.
- A financial end of year statement with details of all transactions for the year will be issued to you at the end of the Financial Year.
We can pay all of your utilities and service provider invoices. We can also distribute and collect on behalf of your tenants. Copies of your accounts are sent to you with your end of month statement.
Scipio manages the interior fit-out, renovation, or updating of a project from conception to completion.
We coordinate on-site construction activities; representing the project owner’s or tenant’s interest during construction to ensure the expected work is delivered on-time.
